Shandon isn’t one of the cheapest neighborhoods in Columbia, but it is one of the most recognizable, one of the most established, and, for the right buyer, one of the most desirable. So let’s break down the lifestyle, the homes, the location, and whether that higher price tag makes sense.

Shandon is an established in-town neighborhood. It sits near some of Columbia’s most popular areas, including Five Points, Devine Street, Rosewood Drive, downtown, and the University of South Carolina. It’s known for mature trees, wide streets, sidewalks, parks, and older homes with a lot of character. That’s the first thing you notice. Shandon doesn’t feel cookie-cutter. You’ll see classic brick homes, bungalows, traditional two-stories, renovated historic properties, and front porches on streets that feel genuinely settled. A lot of people are drawn here because it feels like a real in-town neighborhood, not just a subdivision.

The lifestyle is the biggest selling point. You’re close to restaurants, local shops, coffee spots, USC, downtown, and some of Columbia’s most active commercial corridors. If you like being near the center of town but still want a residential feel, Shandon checks a lot of boxes. It’s also one of those neighborhoods where people walk, run, bike, push strollers, and spend time outside. That walkable, treelined feel is a big part of the appeal, and it’s not just a nice-to-have. Research on walkable communities has found buyers willing to pay a meaningful premium to live in pedestrian-friendly areas like this one.

Now let’s talk about the price. Shandon is expensive compared to the broader Columbia market. Recent public market data shows Shandon at around $400,000s, the median sale and listing price, while Columbia overall is closer to the mid $200,000s. So yes, you’re paying a premium. The real question is what you’re paying for.

You’re paying for location, character, and scarcity. In Shandon, you’re paying for the location, the character, the mature trees and established streets, and the proximity to downtown Columbia. You’re also paying for scarcity, because there are only so many neighborhoods like this. If you’d like a fuller picture of how Shandon compares to other parts of the area, it helps to look at the broader Columbia market alongside it.

Shandon won’t be the perfect fit for everyone. If your priority is the most square footage for the money, you may feel Shandon is overpriced. If you want newer construction, a large modern floor plan, a bigger lot, or fewer maintenance concerns, you may find better value in other parts of Columbia or the surrounding suburbs. Older homes can also come with older-home realities: updates, repairs, renovations, smaller closets, older layouts, and sometimes higher maintenance costs. That doesn’t mean you should avoid Shandon, but it does mean you should go in with your eyes open.

So is Shandon worth the price? For the right buyer, yes. If you value charm, location, walkability, and being close to some of Columbia’s best-known areas, Shandon can absolutely be worth it. But if you’re shopping mainly by price per square foot, or you want the newest and biggest house your budget can buy, it might not be your best match. My honest take is that Shandon isn’t just a house purchase, it’s a lifestyle purchase. You’re buying the neighborhood, the convenience, the character, and the long-term appeal of one of Columbia’s classic in-town communities, and for many buyers, that’s exactly why Shandon continues to command a premium.
