Buyers are touring new construction all over Lexington right now, and if you’re considering a brand-new home here, let me save you some time. Most buyers start by looking at floor plans. That’s the wrong place to start. After helping thousands of buyers over the years, I’ve found that the neighborhood you choose usually matters more than whether the kitchen has white or gray cabinets.

So let me walk you through five Lexington new construction communities buyers are touring right now, what I like about each one, and who I think they’re best suited for. Not every new-construction neighborhood is a good fit for every buyer, so this is as much about the match as it is about the houses.

Start with Bluefield. If you’ve been looking at new construction in Lexington and Bluefield isn’t on your list, you’re probably missing one of the busiest communities in the market right now. We see buyers looking there constantly, because it checks a lot of boxes. The homes are newer, the amenities are attractive, and there’s enough variety that first-time buyers, move-up buyers, and relocation buyers can all find something that works.

What I like about Bluefield is that it feels like a complete community rather than another subdivision with a few houses and a sign out front. If you’re starting your search from scratch, it’s one of the first places I’d tour.

Next is Hendrix Farms. This is one we get asked about all the time. A lot of buyers come to us looking for more space, maybe because the family is growing, maybe because they’re moving from another state and want room to spread out. Hendrix Farms is where those buyers tend to land. The homes run larger, and the location is tough to top if Lexington schools are important to you.

Here’s what I tell buyers: if you’re planning to stay in a home for ten years or more, don’t underestimate how valuable that extra square footage becomes. It’s easy to focus on the monthly payment today and much harder to predict what your family will need five years from now. Hendrix Farms is worth a look if space is high on your list.

Then there’s Clubside Reserve at Summer Lake. This community tends to attract buyers who want a more established feel while still getting the benefits of newer construction. The Summer Lake area has been popular for years, and for good reason. You’re close to shopping, restaurants, schools, and the things that make Lexington such a desirable place to live.

A lot of relocating buyers end up here because it balances convenience and community. When people tell me they want a neighborhood where they can see themselves staying for a long time, Summer Lake often comes up.

Summer Orchard surprises people. I can’t tell you how many buyers come into our office convinced they’ve been priced out of new construction altogether. Then we start touring, and it turns out that’s not necessarily true. Summer Orchard is one of those neighborhoods where buyers often discover they can get more house than they expected. The value here is strong, and in today’s market, value matters. You don’t have to buy the most expensive home in Lexington to get a great home.

Sometimes it’s about finding the community that gives you the best combination of price, location, and long-term potential. Summer Orchard is worth looking at before you assume new construction is out of reach.

Rounding out the list is Ashton Lakes. This community has stayed popular because it offers what a lot of buyers are looking for right now: affordability paired with modern floor plans. If you’re a first-time buyer, this is one I’d put on your tour schedule. One thing I’ve learned over the years is that buyers are often surprised by how different a community feels in person compared to online. You can look at photos all day, but until you drive through the neighborhood, see the homes, and get a feel for the area, it’s hard to know whether it’s truly the right fit. Ashton Lakes is a great example of a neighborhood worth seeing for yourself.

Now, one piece of advice that could save you thousands of dollars. Here’s where buyers get themselves into trouble. They walk into a model home, fall in love, and sign a contract before they’ve compared other builders. Don’t do that. The model home is designed to make you fall in love. That’s literally its job. What you need to compare are the numbers. What’s included? What counts as an upgrade? How much is the lot premium? What incentives are on the table? Is the builder helping with closing costs, and are they offering a rate buydown?

Sometimes two communities that look almost identical carry a 10, 15, or even $ 20,000 difference in overall value. My rule of thumb is simple: spend an extra afternoon doing your homework before you spend hundreds of thousands of dollars on a house.

Lexington continues to be one of the hottest real estate markets in South Carolina, and buyers have more new construction options today than they’ve had in years. The key is finding the community that fits your goals, your budget, and your lifestyle, not just the floor plan that looks best online.
